Free written estimate
Preparation, coats and products all listed.
Two estimates for the same room differ because one includes filling, sanding, caulking and priming and the other does not. The paint is the cheap part, and it is not what fails.
Every estimate states the preparation, the number of coats and the products. Pre-1978 work follows lead-safe rules.
Walls, ceilings and trim, with the filling, sanding and priming written into the estimate.

Two things we will not do. We will not paint over a moisture problem, failed caulking or rot and then warranty the finish — the coating will fail whatever product is used, and we would rather tell you the cause than take the job twice. And in properties built before 1978 we follow the EPA lead-safe rules under firm certification [EPA LEAD-SAFE CERTIFICATION NUMBER], including contained work areas and the required information pamphlet before starting.
Usually because ours lists the preparation and theirs does not. Ask the cheaper quote what filling, sanding, caulking and priming is included — the answer explains the difference.
Not until we know what caused it. Coating over active moisture fails within a season, and then it looks like the paint was the problem. We will tell you if a leak needs another trade first.
Yes. Work disturbing paint in pre-1978 properties falls under the EPA lead-safe rules — contained work areas, specific practices and an information pamphlet before we start. Any firm that ignores that is cutting a legal corner.
Almost always grease. Cooking residue cannot be primed over, so degreasing and sanding is the real work. It is the most common failure in cabinet painting.
Only if the weather allows it. Products have temperature and humidity limits on the data sheet, and applying outside them is how a coating fails early. We will reschedule rather than rush it.
We stand behind our workmanship on the terms in the estimate. We cannot warranty against substrate moisture, structural movement or someone else's work, and we will say which is which before starting.
